This Newport Beach vacation home is a decorator’s dream, with artistically detailed furnishings, murals, etched glass, and luxurious comfort throughout. Granite counters, plush upholstery, linens and fixtures, and a spectacular view – second to none.

The upstairs sitting area and master bedroom of this vacation rental offer an endless ocean view from its oversized windows, vaulted ceilings and outside deck area. Outfitted with a lovely king-size bed behind French doors, the master suite includes a private bathroom; the sitting area includes a fold-out couch for extra queen-size sleeping, a large, flat-screen TV, fireplace, and wet bar.
The spacious ground level boasts an open floor plan which includes the living room, dining/game table and gourmet kitchen, with island seating, fold-out queen sofa, and hideaway laundry facilities. The fireplace, flat-screen TV and ocean views complete the great family entertaining area. A queen size bed is located in the downstairs bedroom, next to a full and fanciful jungle bathroom.

The front patio provides the best entertainment: watching the world go by on the boardwalk, with plenty of space for the built-in barbecue grill and outdoor dining.

Located on the sand and boardwalk between the Newport and Balboa Pier, this rental is also a short walk away to full access to Newport’s beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing.

Due to the moderate coastal climate, this house (like most in the area) DOES NOT have air conditioning.

PARKING: Two spaces along the property’s private side driveway/parking strip, which can accommodate compact or SUV-sized vehicles. There is also general neighborhood street parking, metered, unmetered and pay-station.

Upon entry, you will be greeted by a whimsical, welcoming environment that extends throughout the home. The comfortable living area provides ample seating and cozy spots to relax, including seating for 12+ at the built-in dining table banquette. More table seating for six at an adjacent table for meal times…or maybe unplug and gather around for a jigsaw puzzle? Living space also provides a built-in gas fireplace and very large flat screen TV. Hinged glass doors open wide to an expansive and beautiful outdoor space right on the canal. Enjoy the water view from this inviting outdoor area that has it all...stone fire pit, large dining table, high-end, upholstered outdoor furniture and built-in gas barbecue!

Inside the home, the kitchen is open and spacious, with lovely upgraded appliances. Everything you would need for meal preparation or entertaining guests has been thought of and provided.

The downstairs bath is roomy with enclosed tub/shower combo and extra drawer storage space. There is a laundry area with full-size washer and dryer in the garage for guest use.

Barnwood steps lead to the upstairs with so many creative touches! The first bedroom to the right of the stairs makes a pleasant statement with bright blue walls and white-wood beams on the open ceiling. One cozy king bed is provided, plus a bunkbed with full mattress on top and 4 stacked twin mattresses on bottom to maximize mobile sleeping space. A small indoor seating area flanks both beds and point to the private canal-view deck with outdoor sofa and lounge chair seating. A ceiling fan, woven wood blinds and en suite bathroom with tub/shower combo complete this bedroom's arrangement.

The next room along the upstairs hallway is actually set up as a media/gaming room with two chaise lounges and a flat screen TV - a real bonus for video game fans. However, two of the extra stacked twin mattresses from the first bedroom can be mobilized to turn this room into additional sleeping quarters for those who don't mind camping in full comfort on the floor!

Entering the second bedroom you will discover barnwood-shiplap accent walls, two twin beds along with a king bed "tucked away" for plenty of comfortable sleeping space. A glass-enclosed shower and fresh tiling can be found in the adjacent hallway bathroom.

The master, spacious and gracious, provides additional privacy with its own entry space, cozy couch and seating area. Sliding barn doors on closets and the master bath add beautiful custom touches. The master bedroom supplies a grand king bed with an expansive view of the patio and canal below. The attached master bath is generous in size with separate toilet area, a double vanity sink and designer tiling .Enjoy your water view with a glass of wine seated on your private balcony. The boat dock is available for guests to enjoy, however, take precautions! Parental supervision of small children is mandatory: fencing is not completely enclosed around the dock ramp area! The Duffy Electric Boat is strictly off limits for guests' use or seating within. In addition, it prevents any other water craft to be tied up to the dock. The second bedroom provides a full/twin bunk bed arrangement to maximize sleeping space. A queen bed in the third bedroom is flanked by French doors that open out to stunning ocean views on the beachfront balcony. The upstairs hallway bath has a tub/shower combo, with a separate double sink area.
Extra sleeping arrangements are provided by 1 twin trifold floor mat with pillow and linens - best suited for children. A twin rollaway bed can be rented and delivered, if desired, in lieu of the floor mat.

Located in the quaint and exclusive neighborhood of Peninsula Point, the Balboa Pier is a 10-15 minute walk along the beachside boardwalk. A bike ride on its designated bike path leads from Balboa through Newport Beach and all the local diversions - including paddleboards, kayaks, wave-runners, deep-sea fishing tours and the Catalina Island Flyer water taxi service. A short ferry-ride, whether on foot, on bike, or in your car, offers quick access to Balboa Island.

For children, the "Fun Zone" at the Balboa Pier, with its signature Ferris-Wheel, offers the excitement of arcade-style entertainment, food and beverages.

Entering on the ground level, this footprint offers a great layout for families with four bedrooms on the ground level. The master bedroom with King bed is roomy and inviting, and offers a window with full bay view. A brick fireplace and flat screen TV are nice to return to following a day of play on the beach. The large private master bathroom has a double vanity, shower and extra closet space.

The second bedroom is ample in size, with a Full bed and fresh furnishings. (Closet space located just outside door to hall.) Two additional guests can be accommodated with tri-fold mats (including linens).

Moving upstairs, you will be greeted by a gorgeous view when you reach the top step. Original shining wood floors (newly refinished!) and an inviting stone fireplace are complimentary accents to the expansive and tranquil view of the bay...at certain times of the year you can even catch the snowy peaks of the San Gabriel Mountains. Step outside the sliding glass doors to enjoy the bay breeze from the patio seats. In the kitchen, you can still enjoy the view from the upgraded kitchen with granite countertops, a double sink and stainless appliances (dishwasher included). Our classic 2-story beach house is as close as you can get to the oceanfront without paying oceanfront prices! Situated just behind the row of beachfront homes, this location offers a peaceful haven of cool ocean colors and decor to match the Pacific Ocean view just outside the big picture windows.

Once guests step through the front door, they are welcomed with an option to immediately climb the stairway to the main 2 bedroom/1 bath unit vacation home, OR to take a detour to the additional ground level studio unit accommodation - all of which combine to form this wonderful two-story 3 bedroom/2 bath beachside vacation retreat! The net result: 2 separate living areas; 2 separate, nicely-appointed kitchens; 3 parking spaces and the vast expanse of California beach just beyond the front door!

To be more specific, the upstairs main level boasts a wide-open, beautifully-updated living, dining and kitchen area that easily accommodates all guests when desired. There is still a hint of "the good old days" with a few original wood surfaces; otherwise, every modern touch - from the recessed lighting to the slick bathroom and kitchen materials - speaks millenial comfort!

The living room is furnished with an inviting sectional sofa, cable TV, and a dramatic white leather chaise lounge with a center stage view of the beach. Nearby dining is provided with a table for 6 plus center island barstool seating for 4. Everything needed for family meal prep and serving is stocked in the kitchen.

The primary bedroom is outfitted with a queen bed, ceiling fan and cable TV, with plenty of closet space. Bedroom #2 hosts a bunk bed set with a twin on the top, full on the bottom, and an additional twin pullout trundle underneath. A ceiling fan is installed for easy air-flow.

Meanwhile, the downstairs studio provides a cozy living area, including a queen fold-out sectional sofa, cable TV, and access to a private side patio with outdoor seating and barbecue. Another fully-stocked, modern kitchen and full bath is found here, making this connected, but separate unit, perfect for 2 small families to enjoy the entire property, or a family group with grown children to have their own living space when desired.

PARKING: Double car garage accommodates 2 standard size vehicles. There is additional neighborhood street parking throughout town (metered, non-metered and pay kiosk - read all street signs)

Welcome to our newly-remodeled dream vacation home in Newport Beach! Perfectly situated as the third house back from the beach, on one of the few extra-wide Peninsula lots, this year-round vacation destination has been thoughtfully and professionally prepared to provide a pleasant coastal atmosphere with practical comfort for small family getaways for 10 maximum guests. When available, this upstairs unit can also be booked simultaneously with the lower 2 bedroom/1 bath unit to accommodate a total of 16 maximum guests. Completely renovated from top to bottom, the property was the “worst on the block” and is now the proud showcase of the neighborhood. The pictures tell the story!

All new furnishings provide a comfortable setting in the spacious living room, dining room and adjacent kitchen. Whether guests wish to relax to a movie night or game night after a long day at the beach, these rooms will accommodate them all. The open floor plan opens up to the front balcony, with seating to overlook the neighborhood, including views to the nearby Pacific Ocean, just steps away. The oversized front patio down below is also available for upstairs guests’ use and is discreetly shared with the downstairs guests. But no worries: each unit’s guests have their own barbecue, as well as outdoor dining table with seating and umbrella, with plenty of room and privacy for everyone! A view of the nearby beach is a bonus feature.

The kitchen is fully-stocked with everything required for family meal preparations. A breakfast bar with 4 swivel barstools flanks the large indoor dining table, providing plenty of seating to also entertain visiting day guests both indoors and out.

Two of the bedrooms are outfitted with a King bed, one of which provides cable TV plus its own private rear deck with outdoor seating. The other two bedrooms are each furnished with a Queen bed. Each bedroom has sliding mirrored closet doors, carpeting and ceiling fans. Two inflatable twin air mattresses plus extra linens and pillows are supplied for extra sleeping arrangements.

PARKING: Covered carport parking for two vehicles (midsize/minvan, no oversized SUV's). Garage dimensions, 94" W x 105" W. General neighborhood street parking can also be utilized when spaces are available (metered, unmetered or pay-station).

Flanked by 34th and 35th Streets, which are favored by locals, our downstairs 3 bedroom, 2 bathroom home has been a great family destination for many years: the best surf for the “big kids”; the friendliest shoreline for little ones; soft white sand for sunbathing or serious games of beach volleyball; rock jetties to climb and hunt for crabs or shells; close access to groceries, restaurants, shops and excursions….there is happily something for everyone’s idea of the perfect vacation!!

It doesn’t take long to settle into the open floor plan of the living room, dining area and fully-stocked kitchen, which is the command center for all activities. Step out the front sliding doors and those front-row seats are waiting for you, along with outdoor dining space and propane barbecue. Keep an eye out for frolicking dolphins, migrating whales, and other sea life for a spectacular experience you’ll never forget! Likewise, there is plenty of interesting people-watching from our strategic viewpoint, too!

The first bedroom is outfitted with twin bunkbeds, followed by side by side twin beds in the next bedroom; and at the end of the hallway, the master bedroom is furnished with a queen bed, to comfortably accommodate 6 total guests throughout. Both hallway and master bathrooms provide a tub & shower combo. The cleaning and linen fee includes all bed linens, along with bath, kitchen and beach towels for every booked guest – which are completely installed and ready to use upon your arrival!

Most desired destinations are within easy walking or biking distance, so you can park the car for the duration of your stay! The Newport Pier area, including the historic Dory Fisherman’s Fleet, Seaside Donuts, Charlie’s Chili and much, much more, is a lovely 10-minute stroll along the boardwalk at most. A couple of miles beyond that is the Balboa Pier, with even more possibilities, including the historic Pavilion, Catalina Island Flyer, Balboa Island Auto Ferry, The Fun Zone, and a trip to Ruby’s Diner at the end of the pier for great burgers and shakes. You won’t go hungry in Newport Beach!

Our rear upper studio, which includes a bonus loft, has just been lovingly restored and tastefully furnished to accommodate private coastal getaways for singles, couples or small families, looking for nearby beach or bay access at bargain prices. An easy ½ block walk one direction leads to the beautiful Pacific Ocean; ½ block the other direction leads to the equally lovely Newport Harbor. Both destinations provide multiple options for great water recreation & excursions, for which Newport Beach is renowned. For those travelers who prefer a more relaxed pace, the private balcony affords a spacious oasis from the hustle and bustle of town in the shade of an umbrella or in full sunlight.

The ground floor entrance on the side of the property leads to the upper main level of the studio, where the queen bed arrangement is the central focal point of all amenities. Flanked on all sides are the cable TV, a working desk, leather love seat, and just beyond, a fully-stocked kitchen & dining area. Hints of a classical nautical theme remind guests of their seaside surroundings. The original architectural points from the early 1960’s have been wonderfully preserved: bead board, built-ins, and woodwork reminiscent of a boat’s interior.

The loft bedroom, which is furnished with two twin beds, is accessed by a ladder, and is strictly off-limits to young children due to extreme caution that must be exercised at all times with the exposed opening at the top. Note: Parents must use their discretion when considering this accommodation.

There are no laundry facilities on-site, but there is a convenient laundromat in the area.

PARKING: There is no designated parking, however there is unmetered, metered and pay-kiosk parking throughout the general neighborhood. All metered parking in the city of Newport Beach is free after 6 p.m. and before 8 a.m. Be sure to read all street signs!

Several commercial establishments are just across the street, including Fry’s Market: a local convenience store; the local 15th Street Surf Shop; and the Stuft Surfer: a family-owned breakfast & fast food casual eatery with picnic tables right on the oceanfront sand….it’s a local AND tourist favorite! A real treat at Christmas time is the Newport Harbor Boat Parade of Lights, which passes right by 15th Street’s very own public dock: a front row seat to the best show in town is just a few yards away from the studio loft; a spectacular fireworks show is given on the first and last nights of the boat parade off either of the two landmark piers on the oceanfront – it’s an occasion to remember!

Fabulous restaurants are abundant throughout the Newport/Balboa Peninsula, with many of them an easy walk or bike ride away. But guests can also enjoy the amenities of the studio loft’s kitchen and outdoor balcony dining and barbecue areas with home cooked meals….either way, you won’t go hungry in Newport Beach!

Our local park is just 5 houses away where the kids can play on the playground or basketball court. We are a quick 15 minute bike ride to Balboa Fun Zone and Balboa Island Ferry. The cottage is close enough to the all of the activity and night life surrounding the Pier, yet far enough away to enjoy a good book peacefully on the patio or sleep with your windows open at night.

Our beautiful, air conditioned, two bedroom, two bath, 829 square foot front unit is newly remodeled and furnished for our guests in a cheerful cottage style with ceramic wood look floors throughout. The living room has comfortable seating for 6, a gas fireplace, flat screen TV, cable, wireless internet, games, books and more. The sliding glass door opens onto the patio where you can lounge in the seating area and feel the cool ocean breeze.

The kitchen comes fully equipped with a stainless steel refrigerator, microwave, stove top, sink, dishwasher, Ninja blender, a coffee bar with a Keurig coffee maker and all of the equipment you need to make enjoyable meals at home. The dining table will seat six and the breakfast bar will seat 3 comfortably. If you are a foodie and like eating out, there are 50+ restaurants within walking and biking distance.

The Story of 1139 West Balboa Boulevard: 

Betty’s Beach Cottage


In 1943, Betty moved into a wonderful beach house on the Newport Peninsula--1139 West Balboa Boulevard.  Along with her husband Harold and two sons, Roger and Doug, they began to make this charming house a home.

     Born in 1904, Betty was known for her happy, optimistic disposition and infectious giggle. She had a generous heart, and welcomed hundreds of friends and relatives to her beautiful home. Known as Aunt Betty to most of the children she knew, visitors came to enjoy warm evenings spent at the beach, swims in the ocean and bay, strolls on the boardwalk, and gathering around a table of Uncle Harold’s patented BBQ’s.  Countless evenings, Betty would sit on the living room floor playing games with children, laughing and enjoying her guests—a practice she enjoyed well into her 90s! She would often end the day with a supply of frozen bananas, chocolate sauce, and nuts for guests to enjoy. Was it Betty that started the frozen banana craze found throughout Balboa? We like to think so.

     When Betty wasn’t entertaining, raising a family or caring for this home, she dedicated her time to volunteer work for the March of Dimes, Child Guidance Clinic of Orange County, and P.E.O. (raising money for women’s education).  She truly set an example of a life well-lived that will carry on for many generations.

     This cozy house at 1139 West Balboa was 20 years old when Betty and Harold purchased it. Built with 1st generation California Redwood, they took loving care of this home for the rest of their lives. Their son, Roger, and his partner Debra, have spent several years to completely restore and rejuvenate this home so future generations of friends, family and guests can experience it as others have for the last 70 years. Please join us in caring for and enjoying this wonderful home. It is our hope that it will be a stepping stone for you to appreciate the wonderful beach communities of Newport and Balboa—just the way our family has for many generations.

Three different outdoor dining tables with seating for 16, are situated throughout the deck area, one of which is tucked under a roof-covered alcove. Two chaise lounges, a propane gas barbecue, and market umbrellas complete the deck furnishings.

The bonus room is outfitted with 2 futons – each one folds down to a full size bed – cable TV and other accessories.

PLEASE NOTE: Because this room is not internally connected to the second story living areas (except for the rear interior stairway), and because there is full access to the rooftop deck, careful parental discretion will need to be used as to the appropriateness of children or teens occupying this room overnight. (There are no bathroom facilities on the third story.)

Upon entry, the open floor plan of living, dining and kitchen areas welcome guests to relax and unwind in the various seating options both indoors and outdoors on the front patio. The living room hosts a comfy sofa and side chairs to enjoy the fireplace, TV or good conversation. The nearby dining table serves as headquarters for meals, game nights or marathon jigsaw puzzles. With barstool seating for 3, the adjacent kitchen is fully stocked for family meal prep, serving and dining operations.
Sleeping arrangements are provided down the hall with a queen bed in the master bedroom, as well as a full bed plus twin bunk set in the secondary bedroom.

Now booking for Summer 2018 dates: Our 44th Street, two-story vacation home, with a total of 5 bedrooms and 4 bathrooms, is ready to provide great lifelong memories for your family's next summer trip to Newport Beach!

Featuring 2 bedrooms/2 baths, along with ample living, dining and kitchen areas on the ground level, this portion of our home can nicely host family meals, game nights and puzzle projects around the dining table, or cozy movie time in the comfy living room seating at the end of a full day in the sun and surf. The southwest-facing front patio is easily accessed through a sliding door from the living/dining areas. This is also headquarters for the propane gas barbecue.

An interior stairway leads to the second level, where 3 more bedrooms and 2 baths are situated. There is also a second, smaller living room, dining area and fully stocked kitchen to allow family groups to conveniently spread out in their own space when desired. Two additional outdoor areas are available for guest use: a front deck with beautiful ocean views and a rear deck to catch a cup of coffee in the morning sunlight.

But the real star of the show is the ever-popular 44th Street beachfront, just a 1/2 block away. White sand beaches, rock jetties, and some of the most consistently fun surf on the peninsula are part of the magic of summer around here. Also nearby are several eateries, a convenience store and more, just 2 blocks away - all of them are neighborhood favorites. The Newport Pier and other major destinations are easy to find. Park the car in the garage, and navigate the area on foot or on bike like the locals!

NOTE: During the non-summer months, the downstairs 2 bedroom/2 bath portion of this property is available for 3-night minimum reservations for 6 maximum guests at greatly-reduced rates!

Due to the moderate coastal climate, this house (like most in the area) DOES NOT have air conditioning. However, there are ceiling fans throughout to help circulate our great ocean breezes.
